Buying or Selling a Home

If you are thinking of buying or selling a property with an onsite (septic) system, consider having it inspected by a Registered Onsite Wastewater Practitioner (ROWP).

An inspection will tell you:

  • The location of the system and any setback issues
  • The size of the system and if it is adequate for the house and number of people living there
  • The condition of the system and any repairs or maintenance required.

If problems are found, they can usually be corrected. This proactive step can help you sell your property. Also, remember to pass all available records to the new owner. This may include a copy of the permit or filing, the maintenance plan and any pump-out and maintenance records.


Remember, a failed septic system can cost $20,000 or more to repair and replace. Once you purchase a property with a septic system, you become responsible for correcting any problems. Canada Mortgage and Housing Corporation (CMHC) provides a checklist of questions to ask and points to consider when purchasing a house with a well and septic system.
